6. Utilities and Services

6.1. Utilities Responsibility. Utilities will be paid by:

7. Maintenance and Repairs

9. Signage and Branding

9.1. Signage Approval. Tenant may install signage only with Landlord's written approval and in compliance with building rules and local ordinances.

9.2. Removal. Tenant must remove Tenant-installed signage at move-out and repair any resulting damage.

10. Insurance and Liability

10.1. Tenant Insurance. Tenant will maintain commercial general liability insurance with minimum coverage of $[Amount] per occurrence and property coverage for Tenant's equipment and inventory.

10.2. Proof of Insurance. Tenant will provide certificates of insurance upon request and upon renewal.

12. Assignment and Subleasing

13. Default

13.1. Events of Default. Default includes unpaid rent, repeated late payments, material breach of permitted use, serious sanitation violations, illegal activity, or other material breach of this Agreement.

13.3. Remedies. Landlord may pursue lawful remedies, including termination and recovery of lawful costs, as permitted by law.

14. Termination, Surrender, and Holdover

14.1. Surrender. At the end of the lease, Tenant will vacate the Premises, remove personal property, return keys/access devices, and leave the Premises clean.

15. Notices
