1.3 No Ownership Transfer. This Agreement is a lease only. Lessee obtains the right to use the Camper during the Lease Term but acquires no ownership interest in the Camper.
2. Lease Term and Location

7. Condition, Maintenance, and Repairs
7.1 Condition at Delivery. The Parties may complete and sign an inspection report noting the Camper's condition, including interior, exterior, windows, roof, appliances, and any existing damage.
7.2 Lessee's Duty of Care. Lessee shall:
- Use the Camper in a careful and safe manner;
- Keep the Camper reasonably clean and sanitary;
- Protect the Camper from water intrusion, leaks, and freezing temperatures;
- Immediately report any damage, leaks, or malfunctions to Lessor.
7.3 Routine Maintenance.
- Lessor is responsible for major structural and mechanical maintenance not caused by Lessee's misuse or negligence.
- Lessee is responsible for routine care such as basic cleaning, minor bulb replacement, and reasonable upkeep.
7.4 Repairs Due to Damage. Damage caused by Lessee, occupants, guests, or pets (including interior damage, broken fixtures, misuse of appliances, or exterior impact damage) shall be repaired at Lessee's expense, which may be deducted from the Security Deposit.
7.5 Unauthorized Modifications. Lessee shall not make structural changes, install permanent fixtures, rewire systems, or repaint the Camper without Lessor's prior written consent.
8. Utilities, Hookups, and Waste Disposal
8.1 Utilities and Hookups. The Parties agree on responsibility for utilities as follows (select and complete):

- Water and sewer: Included.
- Propane or gas: Included.
8.2 Hookups and Cables. Lessee shall connect the Camper only to properly rated electrical, water, and sewer hookups using appropriate hoses, regulators, and cords.

- Proper use of the toilet and drains;
- Regularly emptying tanks at approved dump stations or facilities;
- Using appropriate chemicals and procedures.
Failure to empty and maintain waste systems may result in cleaning and service fees.
9. Insurance and Risk of Loss
9.1 Lessee's Insurance. Lessee is responsible for maintaining any insurance required by law or campground policy for personal liability and, if Lessee is allowed to move the Camper, any towing-related coverage for Lessee's vehicle.
9.2 Camper Coverage.

10. Rules, Violations, and Site Compliance
10.1 Park or Campground Rules. If the Camper is located at a campground, RV park, or similar facility, Lessee shall comply with all site rules, including quiet hours, guest policies, parking, and fire regulations.
10.2 Legal Compliance. Lessee shall comply with all applicable laws, including fire and safety codes, towing rules, speed limits, and waste disposal regulations.
10.3 Violations and Fines. Lessee is responsible for any fines, penalties, or charges resulting from Lessee's or occupants' conduct, including parking violations, towing infractions, or campground fines.
11. Accidents, Damage, and Indemnity
11.1 Incident Reporting. In the event of damage, accident, fire, theft, or other incident involving the Camper, Lessee shall:
- Ensure safety and contact emergency services if necessary;
- Notify law enforcement where required;
- Notify Lessor as soon as reasonably possible;
- Provide details and copies of any reports or notices.
11.2 Indemnity. To the extent permitted by law, Lessee shall indemnify and hold Lessor harmless from third-party claims, damages, and expenses arising from Lessee's or any occupant's use, towing, or occupancy of the Camper, except to the extent caused by Lessor's own negligence or wrongful acts.
12. Default and Remedies
12.1 Events of Default. Lessee is in default if:
- Lessee fails to pay any Lease Payment or other amount when due and such failure continues for [Number] days after any required notice;

13. End-of-Lease Move-Out and Return
13.1 Surrender of Camper. At the end of the Lease Term or upon earlier termination, Lessee shall:

- Clean the Camper to a reasonable standard;
- Return all keys, access codes, and equipment to Lessor.

13.3 Unclaimed Property. Personal property left in or around the Camper after the Lease Term may be handled in accordance with applicable law and any written policy provided by Lessor.
14. Governing Law and Miscellaneous
